The building’s story
A glass-walled pool along the water, the bike path on the other side of the glass, and across the canal, the Farine Five Roses sign. Griffintown grew up along the Lachine Canal, among factories and warehouses. Gallery sur le Canal borrows that raw material without pretending to be old.
The project was written in three chapters on rue Olier. Phase 1 led the way in 2015 at 1340: 14 storeys, 134 units. Phase 2 followed in 2019 at 1330, with two buildings, a 14-storey tower and a 9-storey wing on the canal side, for 143 units. Phase 3 completed the ensemble in 2021 at 1320: 14 storeys, 160 units and a ground-floor commercial space. Altogether, 437 units sharing the same courtyard and the same canal.
In all three phases, the concrete stays overhead, exposed, at 9 feet in most units. Picture your eye rising to 14 feet in one Phase 3 penthouse. Depending on the unit, floor-to-ceiling windows, balconies, a private terrace facing the water or up on the roof. According to our information, units range from 410 sq ft to 3,078 sq ft, from studios to large penthouses.
What sets each phase apart comes down to a few details. Phase 1 has industrial-style windows and units that open straight onto the rooftop terrace. Phase 2 is home, in its canal-side building, to the complex's pool and gym. Phase 3, the newest, has private rooftop terraces and, depending on the unit, the Peel Basin and the Champlain Bridge on the horizon.
The three phases share their spaces: the indoor pool, the gyms, rooftop terraces on Phases 1 and 3 with BBQs, and an inner courtyard with gardens and a fountain that opens straight onto the Lachine Canal bike path.
Outside is Griffintown. Parc Olier and its dog run, the Peel Basin, Atwater Market by bike, Old Montreal on foot. Lucien-L'Allier metro station is an 18-minute walk, Bonaventure 18 or 19 minutes depending on the phase.
Gallery sur le Canal speaks to people who want the canal as a backyard, in a contemporary condo that keeps its concrete in plain sight, from a first purchase to a penthouse.
Every property has a story. Gallery sur le Canal's is written by the water, where Griffintown grew up. Our job is to help you find the one that becomes yours. Olivier Mailloux and Amélie Flanagan, real estate brokers, follow the Griffintown market closely and work with buyers and sellers across Montreal.

Your broker for this building
We know Les Lofts Gallery sur le Canal.
We follow this building one listing at a time: the corner units, the floors that catch the sun, what the co-ownership fees actually cover. That’s been our specialty since 2010.
“My job isn’t to sell you this building. It’s to tell you honestly whether it’s the right one for you, or whether we should look elsewhere.”
Whether you’re comparing two buildings, ready to make an offer, or just curious what a loft looks like inside, we take the time it takes. No pressure.
