The building’s story
Raw concrete overhead, floor-to-ceiling windows, and across the canal, the Farine Five Roses sign. Griffintown grew up along the Lachine Canal, among warehouses and workshops. Gallery sur le Canal borrows that industrial vocabulary without pretending to be old.
At 1320 rue Olier, Phase 3 is the newest part of the project. Built in 2021, it rises 14 storeys and holds 160 residential units, from 410 sq ft to 3,078 sq ft, plus one ground-floor commercial space. You come in through a grand lobby, and the building opens onto its inner courtyards and gardens.
Inside, the structure stays visible. Exposed concrete ceilings of 9 feet, reaching 14 feet in one penthouse. Large windows, balconies for most units and, depending on the unit, a private rooftop terrace. Picture a morning coffee facing the canal, with the Peel Basin and the Champlain Bridge on the horizon.
The three phases share their spaces: the indoor pool, three gyms, two rooftop terraces with BBQs, and courtyards that open straight onto the Lachine Canal bike path.
Outside is Griffintown. Parc Olier and its dog run, Griffintown's cafés and shops, Atwater Market by bike, Old Montreal on foot. Bonaventure metro station is an 18-minute walk.
Phase 3 speaks to people who want a contemporary loft, with the discipline of concrete and the canal as a backyard.
Every property has a story. Gallery 3's begins on the canal, where Griffintown grew up. Our job is to help you find the one that becomes yours. Olivier Mailloux and Amélie Flanagan, real estate brokers, follow the Griffintown market closely and work with buyers and sellers across Montreal.

Your broker for this building
We know Les Lofts Gallery sur le Canal – Phase 3.
We follow this building one listing at a time: the corner units, the floors that catch the sun, what the co-ownership fees actually cover. That’s been our specialty since 2010.
