Les Lofts Impérial Phase 1 et 2

For much of the 20th century, Imperial Tobacco worked its tobacco here, between rue Bourget and rue Saint-Antoine, in the heart of Saint-Henri. The concrete columns that once carried the machines are still standing. Today they carry Les Lofts Impérial.

The factory went up in the early 20th century, and a paper from McGill's School of Architecture counts it among Montreal's early reinforced concrete buildings. In 2006, the developer Prével bought the building from Imperial Tobacco. The conversion, carried out with the architecture firm Cardinal Hardy, delivered in 2008 the first two phases of a complex that would grow to eight. At 765 rue Bourget, about 150 lofts and studios are spread over five storeys around an inner courtyard.

Inside, the concrete stays bare: ceilings, beams and structural columns. Your eye rises to ceilings of 10 to 14 feet depending on the unit, above wood floors and large windows facing the courtyard or the street. Several lofts have a mezzanine above the bathroom, the kind of space that becomes a home office or extra storage. Units range from 452 sq ft to 974 sq ft, from open one-bedroom layouts to two-bedroom corner lofts.

Up on the roof, a shared terrace brings together BBQs and a gas fireplace, and a footbridge leads to the pool and urban chalet of the neighbouring phase. Downstairs are an underground garage and a landscaped courtyard. According to listings, residents also have access to a sports centre with a gym, a yoga studio and an indoor basketball court.

Outside is Saint-Henri. Lionel-Groulx metro, where the Green and Orange lines meet, is an 8-minute walk, and Place-Saint-Henri is 9 minutes away. Atwater Market, the cafés and restaurants of rue Notre-Dame Ouest and the Lachine Canal bike path are all within walking distance.
