The building’s story
Bolts and nuts used to be made here. On the edge of the Lachine Canal, on rue Charlevoix, the former Montreal Rolling Mills factory, later the Steel Company of Canada, has kept its brick, its beams and its wooden ceilings. Since 1989, 44 lofts have shared its five storeys: this is building A of Les Cours Charlevoix.
According to the syndicate's guide, the factory was built in 1899. It is part of a group of three buildings around a large garden laid out on the roof of the garage. A passage crosses the garden from rue Charlevoix to rue Vinet, beneath the old structure of a travelling crane turned into a glass canopy. You still walk under the factory's framework.
Picture your eyes rising to the wooden ceiling, 10 feet up on the ground floor and up to 14 feet on the upper floors, and the light from the large windows on the brick. Many units span two levels or have a mezzanine, and on the top floor some enjoy a skylight. According to our information, units range from 785 sq ft to 2,018 sq ft, from one-bedroom lofts to large family units.
Outside, the Lachine Canal is right in front, with its bike path and its banks. Atwater Market is two streets away, and Charlevoix station is a 6-minute walk. Lionel-Groulx, where the Green and Orange lines meet, is 10 minutes away.
Les Cours Charlevoix speaks to people who want generous volumes, real wood overhead and the canal as a backyard, in a community where neighbours share a garden.
Every loft has a story. Les Cours Charlevoix's begins in a hardware factory on the canal. Our job is to help you find the one that becomes yours. Olivier Mailloux and Amélie Flanagan, real estate brokers, follow the Little Burgundy loft market closely and work with buyers and sellers across Montreal.

Your broker for this building
We know Les Cours Charlevoix.
We follow this building one listing at a time: the corner units, the floors that catch the sun, what the co-ownership fees actually cover. That’s been our specialty since 2010.
“My job isn’t to sell you this building. It’s to tell you honestly whether it’s the right one for you, or whether we should look elsewhere.”
Whether you’re comparing two buildings, ready to make an offer, or just curious what a loft looks like inside, we take the time it takes. No pressure.
