The building’s story
At the corner of rue Sainte-Cunégonde and rue Charlevoix, the building stretches all the way to rue Vinet. At street level, a rubble-stone wall still recalls its first life: an industrial building that has stood for more than a century. In 2003 it became Lofts des Éclusiers, 82 lofts on four floors, at 2450 and 2460.
The developer, Développements des Éclusiers, and the architecture firm Fournier Gersovitz Moss recycled it while keeping what gave it character: the original wood, brick and stone. On the upper floors, new steel was joined to the solid wood beams. Even the brick is protected: the building by-laws do not allow it to be covered.
Picture a wood-plank ceiling 14 feet above the living room, exposed beams, two or three brick walls and an 8-foot-tall window. On the first two floors, the original wood ceilings rise 12 to 14 feet, and up to 17 feet in some units. Higher up, ceilings range from 9 to 12 feet; several units span two levels and some have a private terrace. Many lofts have a mezzanine. According to our information, units range from 614 sq ft to 2,154 sq ft.
The building has an elevator, a 74-space underground garage, storage lockers and a bike room. Between the two addresses, a shared terrace opens onto the roof.
Outside is Little Burgundy. Atwater Market and the Lachine Canal bike path are a few minutes' walk away. Charlevoix station is 8 minutes on foot, and Lionel-Groulx, where the Green and Orange lines meet, is 10 minutes.
Lofts des Éclusiers speaks to people who want to live in the real structure of a former factory, wood and brick included, with a garage and the metro within walking distance.
Every loft has a story. Lofts des Éclusiers' begins in a Sainte-Cunégonde factory. Our job is to help you find the one that becomes yours. Olivier Mailloux and Amélie Flanagan, real estate brokers, follow the Little Burgundy loft market closely and work with buyers and sellers across Montreal.

Your broker for this building
We know Lofts des Éclusiers.
We follow this building one listing at a time: the corner units, the floors that catch the sun, what the co-ownership fees actually cover. That’s been our specialty since 2010.
“My job isn’t to sell you this building. It’s to tell you honestly whether it’s the right one for you, or whether we should look elsewhere.”
Whether you’re comparing two buildings, ready to make an offer, or just curious what a loft looks like inside, we take the time it takes. No pressure.
