The building’s story

Twenty feet under a cathedral ceiling, a mezzanine with its wood-burning fireplace, and beyond the door, an inner courtyard with a fountain. Bloc 6 of Les Cours Dominion is a row of brick townhouses on rue Duvernay, from 2300 to 2360, facing the park.

According to the listings that have described it over the years, these are former Stelco buildings, the steelworks that shaped Little Burgundy for more than a century. In 1988, the builder Marzim turned them into a 16-unit condominium. The syndicate rewrote its declaration in 2024, and it still shares an inner courtyard with its neighbours.

Picture walking in through your own front door. On the ground floor, the ceiling already rises to 12 or 15 feet. Upstairs, it opens into a cathedral ceiling under skylights. Higher still, a mezzanine and, for many units, a private terrace. Brick and the wood structure remain exposed depending on the unit. According to our information, units range from 1,208 to 2,645 sq ft, with ceilings of 11 to 22 feet depending on the unit, and some ground floors have been used as offices.

Outside, the park sits right across the street, and the shared courtyard, with its trees and fountain, feels like a garden at the heart of the block. Atwater Market and the Lachine Canal bike path are a few streets away, along with the cafés and restaurants of rue Notre-Dame Ouest. Lionel-Groulx station, where the green and orange lines meet, is a 10-minute walk.

Bloc 6 speaks to people who want a house in the city: their own front door, real height, and neighbours you run into by the fountain.

Every loft has a story. Bloc 6's begins in the former buildings of a steelworks, facing the park. Our job is to help you find the one that becomes yours. Olivier Mailloux and Amélie Flanagan, real estate brokers, follow the Little Burgundy loft market closely and work with buyers and sellers across Montreal.

Your broker for this building

We know Les Cours Dominion – Bloc 6.

We follow this building one listing at a time: the corner units, the floors that catch the sun, what the co-ownership fees actually cover. That’s been our specialty since 2010.

“My job isn’t to sell you this building. It’s to tell you honestly whether it’s the right one for you, or whether we should look elsewhere.”

Whether you’re comparing two buildings, ready to make an offer, or just curious what a loft looks like inside, we take the time it takes. No pressure.
