The building’s story
A quiet little street in Little Burgundy, a park right across the way, and behind the brick, nine lofts that are nothing alike. Le Belvédère spans three addresses on rue Duvernay, brought together as a single condominium in 1988.
According to the listings that have described it over the years, these are former Stelco warehouses, part of the steelworks that shaped the neighbourhood for more than a century, between rue Notre-Dame, rue Vinet and rue Dominion. From that industrial life, the building has kept its brick walls, its steel beams and columns, and concrete floors in many units.
Picture walking in through your own door, then looking up. Ceilings range from 12 to 20 feet depending on the unit, and up to 25 feet in a loft stacked over three levels. At 2351 and 2359, large single-level corner units, often opening onto the park through a row of windows. At 2355, two-level lofts with wooden beams, mezzanines, wood-burning fireplaces and, for some, private terraces upstairs. According to our information, units range from 902 sq ft to 2,100 sq ft, and several have served as offices or studios.
Outside, Atwater Market is a few streets away, as is the Lachine Canal and its bike path. The cafés and restaurants of rue Notre-Dame Ouest are steps away. Lionel-Groulx station, where the Green and Orange lines meet, is a 10-minute walk, Georges-Vanier 12.
Le Belvédère speaks to people who want volume and character in a small condominium of nine lofts, facing the park.
Every loft has a story. Le Belvédère's begins in a steelworks warehouse, facing the park. Our job is to help you find the one that becomes yours. Olivier Mailloux and Amélie Flanagan, real estate brokers, follow the Little Burgundy loft market closely and work with buyers and sellers across Montreal.

Your broker for this building
We know Le Belvédère.
We follow this building one listing at a time: the corner units, the floors that catch the sun, what the co-ownership fees actually cover. That’s been our specialty since 2010.
“My job isn’t to sell you this building. It’s to tell you honestly whether it’s the right one for you, or whether we should look elsewhere.”
Whether you’re comparing two buildings, ready to make an offer, or just curious what a loft looks like inside, we take the time it takes. No pressure.
