The building’s story
Nineteen feet of ceiling, 12-foot windows and a polished concrete floor. That is one of the lofts of Bloc 9 at Les Cours Dominion, on rue du Dominion, steps from the park and from the inner courtyard it shares with its neighbours.
The building has two ages. An older part, with load-bearing brick and a wood structure, with its loading dock. And an addition at the front. In 1989, Construction Marzim turned it into a condominium, Belvédère Bloc 9. According to listings, these buildings belonged to the world of Stelco, the steelworks that shaped Little Burgundy.
There are 14 units, three of them designed for commercial use. Some are townhouses on several levels: the ceiling opens into a cathedral upstairs, the mezzanine tucks under the roof, and a terrace waits on the rooftop. Others sit on a single level, simpler, with 9 to 11 feet. According to our information, units range from 1,032 to 3,605 sq ft, with ceilings of 9 to 25 feet depending on the unit and windows reaching up to 12 feet.
At the centre is the shared courtyard, with its trees and fountain. Around it, Little Burgundy: the park nearby, Atwater Market and the Lachine Canal bike path a few streets away, the restaurants of rue Notre-Dame Ouest. Lionel-Groulx station, where the green and orange lines meet, is a 12-minute walk.
Bloc 9 speaks to people looking for real volume, sometimes a studio or a ground-floor space, in a small building where neighbours know each other.
Every loft has a story. Bloc 9's begins behind a loading dock on rue du Dominion. Our job is to help you find the one that becomes yours. Olivier Mailloux and Amélie Flanagan, real estate brokers, follow the Little Burgundy loft market closely and work with buyers and sellers across Montreal.
