The building’s story
Brick buildings around a single courtyard, a fountain in the middle, and the park right across the street. Les Cours Dominion is a small piece of city held between rue Duvernay and rue du Dominion, in Little Burgundy.
This neighbourhood was built around steel. From 1868, the Montreal Rolling Mills and then the Steel Company of Canada, Stelco, ran their works south of rue Notre-Dame, between rue Vinet and rue du Dominion. The Montreal plants closed in 1985, and most of the old buildings became condominiums. In 1988 and 1989, the builder Marzim turned this corner into the "Belvédère", one block at a time. According to listings, the Cours Dominion buildings were part of that Stelco world.
Today, the complex brings together two loft condominiums. Bloc 6 lines up 16 townhouses on rue Duvernay, from 2300 to 2360. Bloc 9 has 14 units at 208, 210 and 222 rue du Dominion. Picture a front door that opens straight onto the street, a ground floor that is already tall, then an upper floor that opens into a cathedral ceiling under skylights, a mezzanine, a wood-burning fireplace, a terrace. According to our information, units range from 1,032 to 3,605 sq ft, with ceilings of 9 to 25 feet depending on the unit.
At the centre, the shared courtyard, with its trees, pavers and fountain, feels like a common garden. Around it, the park across the street, Atwater Market and the Lachine Canal bike path a few streets away, the cafés and restaurants of rue Notre-Dame Ouest. Lionel-Groulx station, where the green and orange lines meet, is a 10 to 12-minute walk depending on the block.
Les Cours Dominion speaks to people who want a house in the city rather than an apartment: their own front door, real height, and a courtyard where you know your neighbours.
Every loft has a story. The story of Les Cours Dominion begins in the steel district, around a fountain. Our job is to help you find the one that becomes yours. Olivier Mailloux and Amélie Flanagan, real estate brokers, follow the Little Burgundy loft market closely and work with buyers and sellers across Montreal.

Your broker for this building
We know Les Cours Dominion.
We follow this building one listing at a time: the corner units, the floors that catch the sun, what the co-ownership fees actually cover. That’s been our specialty since 2010.
“My job isn’t to sell you this building. It’s to tell you honestly whether it’s the right one for you, or whether we should look elsewhere.”
Whether you’re comparing two buildings, ready to make an offer, or just curious what a loft looks like inside, we take the time it takes. No pressure.
