The building’s story

In 1859, on rue Saint-Ambroise between rue Turgeon and rue Saint-Augustin, the Moseley tannery opened the first factory in Saint-Henri. Steam-powered, with the Lachine Canal a few steps away, it turned out patent leather for shoes and harnesses. Back then the neighbourhood was called Saint-Henri-des-Tanneries. The brick walls are still standing.

By 1871 it was the largest tannery in the city, with 30 workers, and its leather travelled as far as the exhibitions in Philadelphia and Paris. After several fires the building was rebuilt in 1900; the tannery closed around 1909 and other companies came and went through the 20th century. In 2005, Le Clos Saint-Ambroise turned it into 29 lofts on two floors, plus a few two- and three-level units with a private entrance.

Picture daylight from a skylight falling on a wood-plank ceiling, 12 to 14 feet high depending on the unit. Solid wood beams and columns still carry the structure, the three-wythe brick walls stay exposed, and in the lower level of some units the stone foundation shows through. Several lofts kept their large sliding factory doors; some have a mezzanine or a private terrace, and the ductwork is left in view. According to our information, units range from 656 sq ft to 2,825 sq ft.

At the centre is an interior courtyard with a fountain, under the old brick chimney. Parking is in the basement garage, along with the storage lockers.

Behind the building run the Lachine Canal and its bike path; next door is Parc des Corroyeurs. Atwater Market and the cafés of rue Notre-Dame Ouest are a few minutes' walk away, Place-Saint-Henri station is 9 minutes on foot, and Lionel-Groulx, where the Green and Orange lines meet, is 11 minutes.

Le Clos Saint-Ambroise speaks to people looking for a true conversion loft, with the brick, the wood and the story of a factory.

Every loft has a story. Le Clos Saint-Ambroise's begins in Saint-Henri's very first factory. Our job is to help you find the one that becomes yours. Olivier Mailloux and Amélie Flanagan, real estate brokers, follow the Saint-Henri loft market closely and work with buyers and sellers across Montreal.

Your broker for this building

We know Le Clos Saint-Ambroise.

We follow this building one listing at a time: the corner units, the floors that catch the sun, what the co-ownership fees actually cover. That’s been our specialty since 2010.

“My job isn’t to sell you this building. It’s to tell you honestly whether it’s the right one for you, or whether we should look elsewhere.”

Whether you’re comparing two buildings, ready to make an offer, or just curious what a loft looks like inside, we take the time it takes. No pressure.
