The building’s story
The wood ceiling is original. In several lofts, it runs about 12 feet above the rooms, resting on an original brick wall. At La Fabricca, home is a former textile factory, and the building makes no secret of it.
Built in 1946 on Avenue Beaumont, the factory was converted into 34 lofts in 2007 by the architecture firm KANVA. The project kept what mattered: the brick, the large windows, the wood ceilings. What you add today is everyday life around them.
Layouts vary from one door to the next. Based on our information, units range from approximately 370 to 1,353 sq. ft., over three floors, with ceilings of about 10 to 12 feet. On the ground floor, some lofts step down to a family room and a bedroom. Up top, some units have access to a rooftop terrace, a good spot for dinner once the street goes quiet.
Outside, Rue Clark leads to De Castelnau metro in a 9-minute walk. Jean-Talon Market, the Milano grocery and the cafés of Boulevard Saint-Laurent become part of the weekly routine. Jarry Park is a few streets away for a ride or a run.
La Fabricca suits people who want a loft with history in its walls, in the heart of Mile-Ex, without giving up the comfort of a well-planned conversion.
Every loft has a story. La Fabricca's begins in a 1946 textile factory. Our role is to help you find the one that becomes yours.

Your broker for this building
We know La Fabricca.
We follow this building one listing at a time: the corner units, the floors that catch the sun, what the co-ownership fees actually cover. That’s been our specialty since 2010.
“My job isn’t to sell you this building. It’s to tell you honestly whether it’s the right one for you, or whether we should look elsewhere.”
Whether you’re comparing two buildings, ready to make an offer, or just curious what a loft looks like inside, we take the time it takes. No pressure.
