The building’s story
At 7038–7052 Rue Saint-Urbain, wood, steel and concrete shape living spaces that retain the character of a former industrial building. In Mile-Ex, west of Little Italy, this small eight-home condominium offers markedly different layouts behind a shared address.
The 1946 building was transformed in the early 2010s by Saucier + Perrotte Architectes. Marketed as Lofts 7040, the project pairs exposed structure with contemporary interventions. Steel stairs, glazed partitions and large windows organize the interiors while preserving their original character.
Homes range from a loft of approximately 800 square feet to residences exceeding 2,700 square feet. Depending on the unit, rooms occupy a single floor, gather around a mezzanine or extend over several levels. Twelve-foot ceilings on the ground floor and ceilings exceeding ten feet in some upper homes add depth to the spaces.
Heated concrete floors, exposed beams and wood ceilings appear throughout several residences. Some have their own street entrance, while others open onto private terraces above the street. Skylights in certain lofts also bring daylight into the centre of the floor plan.
This stretch of Rue Saint-Urbain connects with Little Italy’s shops and Jean-Talon Market. De Castelnau métro station is approximately seven minutes away on foot. The address brings together the materials of a former workplace and a contemporary approach to city living.
