The building’s story
For decades, the corner of rue Viau and rue Ontario lived to the rhythm of Viau cookies. Village biscuits, then the Whippet from 1927, came out of this industrial complex in Maisonneuve. La Biscuiterie Phase II occupies its rue Viau wing, and it has kept the build of the place: three storeys of concrete and masonry.
The company Charles-Théodore Viau founded in 1867 made its cookies here until 2004. Four years later, in 2008, the rue Viau wing became 70 lofts, next to Phase I in the rue Ontario factory.
No one tried to disguise it. The concrete ceilings stay exposed, the columns too, and large windows bring light deep into the rooms. On the ground floor, your eye travels up to 14 feet; on the upper floors, you get 11 feet of raw concrete. On the top level, several lofts unfold over two storeys, with a mezzanine leading to a private rooftop terrace. According to our information, units range from 666 sq ft to 1,670 sq ft.
For everyone, there is the shared rooftop terrace, with its barbecues and pergolas, for a morning coffee or dinner with the neighbours. One elevator, and indoor or outdoor parking for some units.
Outside is Maisonneuve. Rue Ontario and its shops a few steps away, Maisonneuve Market within walking distance, Olympic Park and Saputo Stadium up rue Viau. Viau metro, on the Green line, is a 14-minute walk.
La Biscuiterie Phase II speaks to people who want concrete, height and an address the whole neighbourhood still links to Viau cookies, in a wing of 70 lofts.
Every loft has a story. La Biscuiterie's begins in a bakery on rue Notre-Dame, in 1867. Our job is to help you find the one that becomes yours. Olivier Mailloux and Amélie Flanagan, real estate brokers, follow the Hochelaga-Maisonneuve loft market closely and work with buyers and sellers across Montreal.

Your broker for this building
We know La Biscuiterie Phase II.
We follow this building one listing at a time: the corner units, the floors that catch the sun, what the co-ownership fees actually cover. That’s been our specialty since 2010.
“My job isn’t to sell you this building. It’s to tell you honestly whether it’s the right one for you, or whether we should look elsewhere.”
Whether you’re comparing two buildings, ready to make an offer, or just curious what a loft looks like inside, we take the time it takes. No pressure.
