The building’s story
Picture rue Boyce in the early 1910s. Some 350 workers walk through the doors of United Shoe Machinery to build the machines that will make the country's shoes. The red brick factory is still standing on the corner of avenue Bennett, a few steps from the Olympic Stadium. Today it is called L'Héritage.
Designed by architect Howard C. Stone, it went up from 1911: concrete, brick and large openings to bring daylight into the workshops. In 1989, Premdev turned it into a condominium from plans by architect Raouf Boutros. L'Héritage became the first phase of the Cours de Coubertin and won a Prix Orange from Sauvons Montréal that same year.
Inside, the original structure sets the tone. Ceilings run from 9 to 14 feet depending on the floor, and on the top level some units keep their exposed beams under 13 to 14 feet. Large industrial windows light one, two or three facades depending on the unit, and from several of them the view runs all the way to the Stadium's tower. There are 70 residential units, from 490 sq ft to 1,350 sq ft according to our information, two elevators, a common room and a shared rooftop terrace rebuilt in 2023.
Outside is Maisonneuve. The Olympic Park and the Biodôme across rue Sherbrooke, Viau metro a 6-minute walk away, Pie-IX 10 minutes. The Maisonneuve market and rue Ontario are within walking distance, with Maisonneuve Park and the Botanical Garden a little further north.
L'Héritage speaks to people who want a true industrial building, generous volume and an established condominium, with a resident concierge and indoor parking depending on the unit.
Every loft has a story. L'Héritage's begins in the workshops of United Shoe Machinery. Our job is to help you find the one that becomes yours. Olivier Mailloux and Amélie Flanagan, real estate brokers, follow the Hochelaga-Maisonneuve loft market closely and work with buyers and sellers across Montreal.

Your broker for this building
We know L'Héritage.
We follow this building one listing at a time: the corner units, the floors that catch the sun, what the co-ownership fees actually cover. That’s been our specialty since 2010.
“My job isn’t to sell you this building. It’s to tell you honestly whether it’s the right one for you, or whether we should look elsewhere.”
Whether you’re comparing two buildings, ready to make an offer, or just curious what a loft looks like inside, we take the time it takes. No pressure.
