The building’s story
At the start of the 20th century, printing presses ran on the upper floors of the Saint-Antoine district, then known as Paper Hill. Printers, graphic designers and publishers moved into new concrete skyscrapers. The Unity Building, built in 1912 and 1913, is one of them. It still stands at the corner of Saint-Alexandre and De La Gauchetière streets.
Architect David Jerome Spence gave it a reinforced concrete frame and floor slabs resting on mushroom columns, with no beams between them. The building has eleven storeys, basement included. Its large industrial windows with small panes, its red brick and its attic with arched windows earned it classification as a heritage building in 1985, inside and out.
In 2001, the building became a condominium. The declaration lists 89 units, plus 106 indoor parking spaces. The syndicate is shared with Unity 2, the neighbouring building at 445 Viger Avenue West.
Inside, you find exposed concrete and brick, and exposed concrete columns in the penthouses. According to our information, ceilings range from 11 to 15 feet depending on the floor. Some ground-floor units have a mezzanine, and the penthouses hold the right to build a private rooftop terrace. Units range from 450 sq. ft. to 3,421 sq. ft. Average condo fees are around $0.47 per square foot per month.
The neighbourhood is lived on foot. Saint Patrick's Basilica, which you can see from some units, is right next door. Place du Canada, the Quartier international and Old Montreal are a few blocks away, and Bonaventure and Place-d'Armes metro stations are within walking distance.
The building speaks to people who want to live in a downtown heritage building, with the height and the concrete of a former industrial building rather than those of a new condo.
Every loft has a story. The story of the Unity Building starts in Paper Hill. Our job is to help you find the one that becomes yours. Olivier Mailloux, real estate broker, and Amélie Flanagan, real estate broker, follow the downtown loft market closely and work with buyers and sellers across Montreal.

Your broker for this building
We know Unity 1.
We follow this building one listing at a time: the corner units, the floors that catch the sun, what the co-ownership fees actually cover. That’s been our specialty since 2010.
“My job isn’t to sell you this building. It’s to tell you honestly whether it’s the right one for you, or whether we should look elsewhere.”
Whether you’re comparing two buildings, ready to make an offer, or just curious what a loft looks like inside, we take the time it takes. No pressure.
