The building’s story

Thirteen feet of ceiling, a steel beam running across the room, and beyond the window, the Lachine Canal. In 1854, John Redpath opened his sugar refinery here, at the water's edge. For more than a century, sugar was refined on this site. The refinery closed in 1979. At 1701, 1709 and 1713 rue St-Patrick, its walls are still standing.

In the early 2000s, developer Gueymard turned the site into condominiums, phase by phase, on plans by Groupe Cardinal Hardy. Phase D was one of the very first: its declaration of co-ownership was signed in December 2003. Here, the refinery was not rebuilt. It was renovated, and its brick masonry was kept.

There are 30 lofts, from 1,186 sq ft to 2,718 sq ft, along with a few commercial spaces. Picture an elevator that opens straight into the loft, ceilings of 10 to 13 feet depending on the unit, windows reaching up to 11 feet and, depending on the unit, an original brick wall or exposed steel beams and columns. Many lofts run front to back, with a private terrace over the inner courtyard. At the very top, on the 8th floor, penthouses wrapped in terraces open onto the city and the canal.

Around it, the life of the whole Redpath: the pool, the gym, the hammam, on-site security, the indoor garage and, for some units, a boat slip on the Bassin des Prêtres.

Outside is Pointe-Saint-Charles. The Lachine Canal bike path runs at the foot of the building, Atwater Market is just across the water, and the cafés of rue du Centre are a few streets away. Charlevoix metro is a 16-minute walk.

Phase D speaks to people who want the real volume of a factory: height, brick, steel, and the canal on the horizon.

Every loft has a story. Phase D's begins in a sugar refinery on the canal. Our job is to help you find the one that becomes yours. Olivier Mailloux and Amélie Flanagan, real estate brokers, follow the Pointe-Saint-Charles loft market closely and work with buyers and sellers across Montreal.

Your broker for this building

We know Le Redpath – Phase D.

We follow this building one listing at a time: the corner units, the floors that catch the sun, what the co-ownership fees actually cover. That’s been our specialty since 2010.

“My job isn’t to sell you this building. It’s to tell you honestly whether it’s the right one for you, or whether we should look elsewhere.”

Whether you’re comparing two buildings, ready to make an offer, or just curious what a loft looks like inside, we take the time it takes. No pressure.
