The building’s story
For nearly a century, cookies came out of this building on rue Ontario. At the corner of rue Viau, the Viau family's company made Village biscuits and, from 1927, the Whippet, that dome of marshmallow coated in chocolate that generations of Quebecers have unwrapped. The neighbourhood around the factory even took its name: Viauville.
The story starts in 1867, in a small bakery on rue Notre-Dame opened by Charles-Théodore Viau. Running out of room, the company moved in 1906 to the city of Maisonneuve, into a large brick industrial building. Cookies came out of it until 2004, when production left Montreal.
Three years later, the factory became La Biscuiterie: 182 loft-style condos designed for families, with 79% of units offering two or three bedrooms. What gave the place its soul was kept. The wood beams, brick columns and wood-slat ceilings are still there, above large industrial windows. Your eye travels up 10 to 14 feet depending on the unit, in spaces from 578 sq ft to 1,390 sq ft. On the top floor, several lofts tuck a mezzanine under that height, and a rare few open onto a private terrace.
For everyone else, there is the shared rooftop terrace and the inner courtyard, sheltered from the street. Two elevators, and indoor parking for some units.
Outside is Maisonneuve. Rue Ontario and its shops at the foot of the building, Maisonneuve Market within walking distance, and Viau metro, on the Green line, a 16-minute walk away.
La Biscuiterie speaks to families and to anyone who wants space and height, in a building the whole neighbourhood still links to Viau cookies.
Every loft has a story. La Biscuiterie's begins in a bakery on rue Notre-Dame, in 1867. Our job is to help you find the one that becomes yours. Olivier Mailloux and Amélie Flanagan, real estate brokers, follow the Hochelaga-Maisonneuve loft market closely and work with buyers and sellers across Montreal.

Your broker for this building
We know La Biscuiterie Phase I.
We follow this building one listing at a time: the corner units, the floors that catch the sun, what the co-ownership fees actually cover. That’s been our specialty since 2010.
“My job isn’t to sell you this building. It’s to tell you honestly whether it’s the right one for you, or whether we should look elsewhere.”
Whether you’re comparing two buildings, ready to make an offer, or just curious what a loft looks like inside, we take the time it takes. No pressure.
