The building’s story
Five floors of brick on Saint-Laurent Boulevard, commercial space at street level and, at the top, a shared terrace with a pergola. At L.O. Grothé, you live on the Main, among the noise and the patios.
The building dates from 1906, according to our information. In 1983 a non-profit organization acquired it from the Société immobilière du patrimoine architectural de Montréal to recycle it. The declaration of co-ownership was signed in November 1984. The building was not dressed up as a loft. It became a condominium within its original walls.
Inside, units vary. According to our information, they range from about 569 sq. ft. to 1,200 sq. ft. Each unit has its own layout, and a visit makes the difference.
Day to day, the building has 61 residences, a few businesses at street level, indoor parking depending on the unit and a shared rooftop terrace. Average condo fees are around $0.35 per square foot per month.
Outside, this is the downtown festival district: Place des Arts, Place des Festivals, Sainte-Catherine Street and UQAM are all within walking distance. Saint-Laurent metro is about a 4-minute walk away. Chinatown and Old Montréal are not far either.
L.O. Grothé suits those who want to live in a 1906 brick building in the heart of downtown with Saint-Laurent Boulevard as a neighbour: creatives, young professionals, culture lovers and investors.
Every loft has a story. The story of L.O. Grothé begins on Saint-Laurent Boulevard, in a former brick building turned condominium. Our job is to help you find the one that becomes yours. Olivier Mailloux, real estate broker, and Amélie Flanagan, real estate broker, closely follow downtown lofts and help buyers and sellers across Montréal.

Your broker for this building
We know l o Grothe.
We follow this building one listing at a time: the corner units, the floors that catch the sun, what the co-ownership fees actually cover. That’s been our specialty since 2010.
“My job isn’t to sell you this building. It’s to tell you honestly whether it’s the right one for you, or whether we should look elsewhere.”
Whether you’re comparing two buildings, ready to make an offer, or just curious what a loft looks like inside, we take the time it takes. No pressure.
