The portrait
The Lachine Canal opened in 1825, and industry settled along both banks. Flour mills, foundries, refineries, railway shops: for a century, this is where the country was built. The factories closed, the walls stayed.
Those walls are what we sell today. Load-bearing brick, timber beams, ceilings nobody would build again. The Sud-Ouest remains the borough where the hard loft is the rule rather than the exception.

The neighbourhoods
4 neighbourhoods, 4 different markets.
Ten minutes on foot can separate two neighbourhoods, and a hundred thousand dollars two lofts of the same size. That’s what these pages explain.

Metro Lucien-L'Allier, Georges-Vanier, Bonaventure
Griffintown
Laid out in 1804 by Mary Griffin, who gave it her name, the Lachine Canal's old working-class district, where the gas for downtown's street lamps was once made, is now rebuilding itself in residential towers around its brick buildings.

Metro Georges-Vanier, Lionel-Groulx
La Petite-Bourgogne
Once a meadow, then a canal-side working-class suburb, Little Burgundy became the heart of Montreal's English-speaking Black community and of its jazz, from Oscar Peterson to Oliver Jones.

Metro Charlevoix
Pointe-Saint-Charles
For nearly 150 years, the Grand Trunk and later CN shops built and repaired locomotives in Pointe-Saint-Charles, a working-class neighbourhood where several Lachine Canal mills have become lofts.

Metro Place-Saint-Henri, Lionel-Groulx
Saint-Henri
A tanners' village by the late 17th century, then a factory district where records were pressed and Canada's first satellite was built, Saint-Henri is the setting of Gabrielle Roy's Bonheur d'occasion.

Your broker for Le Sud-Ouest
We’ve worked Le Sud-Ouest since 2010.
From one neighbourhood to the next, prices, fees and building types change faster than people expect. We follow each of them, building by building, and refresh the numbers every quarter.
“Sometimes the best advice I can give you is to look somewhere else. You’ll know before you’ve even visited.”
Whether you’re torn between two areas, want to compare numbers, or just want to see inside a loft, we take the time it needs. No pressure.
