Les Lofts Impérial Phase 6

On rue Irène, in the heart of Saint-Henri, the old Imperial Tobacco complex set the pace of the neighbourhood for decades. When Prével turned it into lofts, phase by phase, one lot on the site got something other than a conversion: a new building, designed to live among the factory's brick. That is phase 6, completed in 2011.

Six storeys of concrete, 72 units, an interior courtyard laid out above the garage and a green roof. The building does not imitate the factory next door. It borrows its raw material and puts it to work for a simpler everyday life.

Inside, the concrete stays bare overhead, at a height of 8 to 10 feet depending on the unit. Some units have floor-to-ceiling windows that bring the city into the living room; others open onto a balcony or patio on the courtyard side. Layouts range from 454 sq ft to 875 sq ft, from one-bedroom units to two-bedroom corner units, often with hardwood floors that warm up the concrete.

The complex's eight phases share a sports centre: a weight room open around the clock, a studio and a multi-sport court where residents play basketball. In the garage, every parking space has its own bike rack.

Outside is Saint-Henri. Place-Saint-Henri station is an 8-minute walk away, and Lionel-Groulx, where the Green and Orange lines meet, is 10 minutes away. Atwater Market, the cafés and restaurants of rue Notre-Dame Ouest and the Lachine Canal bike path are all within walking distance.

Phase 6 speaks to people who love exposed concrete and the address of a former industrial site, but want a recent building, with elevators and a garage downstairs.
