The building’s story
It was built in 1922 to work. Three storeys of brick over a level below the street, on the corner of two residential Plateau streets: an industrial building, no more and no less.
For decades the building served commercial purposes. In 1994 it started a new life as a 16-loft condominium, with a garage set beneath the street. The big floors were shared out without being shrunk: based on our information, units range from 900 sq. ft. to 3,250 sq. ft.
Picture the door swinging open. Your eye travels up, from 9 feet on the top floor to 13 feet in the largest ground-floor unit. Depending on the loft, a brick wall or wooden beams recall the factory, and the windows line the full length of the room. In one unit, the south-facing façade runs for nearly 40 feet. You can see a long work table here, a piano, a studio: the volume invites it.
There is no tower lobby. A freight elevator serves all four levels, with direct access to some units, and the indoor garage, private storage and bike room take care of daily life.
Outside, avenue du Mont-Royal is one block away and boulevard Saint-Laurent three streets over. The rue Rachel bike path runs close by, Jeanne-Mance Park and Mount Royal are within walking distance, and Mont-Royal metro, on the Orange Line, is about a 7-minute walk.
Le 4361 de Bullion speaks to people who want the real volume of an industrial building in a small condominium: 16 lofts, 16 neighbours.
Every loft has a story. The story of Le 4361 de Bullion begins in a 1922 industrial building in the heart of the Plateau. Our job is to help you find the one that becomes yours. Olivier Mailloux and Amélie Flanagan, real estate brokers, follow the Plateau Mont-Royal loft market closely and work with buyers and sellers across Montreal.

Your broker for this building
We know Le 4361 de Bullion.
We follow this building one listing at a time: the corner units, the floors that catch the sun, what the co-ownership fees actually cover. That’s been our specialty since 2010.
“My job isn’t to sell you this building. It’s to tell you honestly whether it’s the right one for you, or whether we should look elsewhere.”
Whether you’re comparing two buildings, ready to make an offer, or just curious what a loft looks like inside, we take the time it takes. No pressure.
