The building’s story
La Fabrique 125 is a 192-unit industrial loft building at 125 Chabanel Street West, in Ahuntsic-Cartierville, Montreal. A former industrial building in the Chabanel district, long the heart of the city's garment and fashion trade, the seven-storey structure was converted into lofts in 2013 by Humà Design + architecture, under the SHDM's Accès Condos program. Exposed concrete, 11-foot ceilings and original industrial windows make it an authentic hard loft conversion.
Built in 1969, the building belongs to the golden age of Chabanel, when this part of north Montreal concentrated the garment industry. In 2013, Groupe Dayan and the SHDM turned it into 192 units, with Humà Design leading the design. The conversion owns its industrial past: exposed concrete slabs and columns, corridors that reveal the structure, 11-foot ceilings, and original industrial windows roughly 6 feet high by 17 to 23 feet long.
The mix is varied, with 6 ground-floor lofts with exterior access, 42 mezzanine units on the southwest side, and 24 double-exposure corner units. Outside, the black-and-white brick façade, its digital patterns and couture-inspired typography nod to the building's textile roots.
This is Chabanel, a district in full reinvention: the exo Chabanel train station a few minutes away, the Marché Central nearby, and quick access to Highway 15.
