The building’s story
Eleven feet of ceiling on the ground floor. At Le McGill Ouest, light comes through large windows, slides across the concrete ceiling and settles on the floor. Rue William is right there, and yet many units look onto a planted inner courtyard, away from the noise.
The story begins in 2005. Urban Capital, a Toronto developer, arrives in Montreal with a simple idea: build new without losing the spirit of the loft. Le McGill Ouest is its first project here. Phase 1 was completed in 2006, phase 2 in 2008. In all, 244 units in two brick and glass buildings, linked by a glass corridor.
Inside, the logic is the warehouse, reworked for today. Exposed concrete ceilings from 9 to 11 feet depending on the floor, windows that often run from floor to ceiling, open plans where kitchen and living room share the same light. Kitchens and bathrooms were designed by Jean-Pierre Viau, according to La Presse at the time. At the top, two-level penthouses with a mezzanine and private terraces open onto the city. According to our records, units range from 398 to 1,485 sq ft.
The building was conceived like a boutique hotel. A grand entrance hall, a bar-lounge that doubles as a reception room, a billiards room, a gym and an inner courtyard with a garden and BBQ. A concierge welcomes residents.
Outside, three neighbourhoods meet. Rue McGill and its 19th-century facades a few steps away, the cobblestones of Old Montreal on one side, the Cité du Multimédia and Griffintown on the other. The Old Port, the Bota Bota floating spa and the Lachine Canal bike path are all within walking distance. Square-Victoria–OACI metro is a 6-minute walk, along rue McGill.
Le McGill Ouest is for people who want the concrete and light of a loft in a newer building, with services, in the heart of the city.
Every loft has a story. The story of Le McGill Ouest begins with a 2005 bet: new construction that keeps the soul of the warehouse. Our job is to help you find the one that becomes yours. Olivier Mailloux and Amélie Flanagan, real estate brokers, follow the Old Montreal and Cité du Multimédia loft market closely and work with buyers and sellers across Montreal.

Your broker for this building
We know Le McGill Ouest.
We follow this building one listing at a time: the corner units, the floors that catch the sun, what the co-ownership fees actually cover. That’s been our specialty since 2010.
“My job isn’t to sell you this building. It’s to tell you honestly whether it’s the right one for you, or whether we should look elsewhere.”
Whether you’re comparing two buildings, ready to make an offer, or just curious what a loft looks like inside, we take the time it takes. No pressure.
