The building’s story
At the corner of Saint-Laurent and Duluth, a concrete facade rises eight levels. Picture it in the early 1910s, when garment makers ran their sewing machines floor by floor. Behind the same tall windows, people now paint, photograph, work and live.
The building went up around 1912 for manufacturer Abraham M. Vineberg and, according to the Amis du boulevard Saint-Laurent, was among the first buildings in Montreal with a reinforced concrete structure. It took the name of its owner, Joseph Berman, in 1950. In the 1980s, a group of 22 people from the arts community bought it, then turned it into a condominium in 1987. In 1988, La Presse described some sixty artists inside, galleries such as Dazibao, and Parachute magazine on the 5th floor.
Inside, the structure speaks for itself. Ceilings run from 10 to 16 feet depending on the floor, with the tallest volumes on the ground floor, and large factory windows bring daylight into open spaces each owner has divided in their own way. Based on our information, units range from 860 sq. ft. to 1,850 sq. ft. On the upper floors, the declaration of co-ownership allows residential, studio, gallery and office use: a loft here can be a studio, a workplace, or both.
The building has two elevators, including a service elevator opening onto the loading dock, storage lockers and bike racks. Heating and hot water are included in the condo fees.
Outside, this is the Main. Segal's grocery and the MainLine Theatre are a minute away, Schwartz's is three, and Jeanne-Mance Park is about an eight-minute walk. The 55 bus runs up boulevard Saint-Laurent at the door, and Mont-Royal and Sherbrooke metro stations are about a 17-minute walk. The building sits within the Boulevard Saint-Laurent National Historic Site.
Le Berman speaks to artists, freelancers and anyone who wants to live and create under the same ceiling, in the heart of the Plateau.

Your broker for this building
We know Le Berman.
We follow this building one listing at a time: the corner units, the floors that catch the sun, what the co-ownership fees actually cover. That’s been our specialty since 2010.
“My job isn’t to sell you this building. It’s to tell you honestly whether it’s the right one for you, or whether we should look elsewhere.”
Whether you’re comparing two buildings, ready to make an offer, or just curious what a loft looks like inside, we take the time it takes. No pressure.
