2015 Av. Aird
Hochelaga-Maisonneuve is definitely becoming the new trendy area for young people looking for a beautiful space at an affordable price. With its industrial architecture, HoMa is served by the metro and is a stone's throw from the Botanical Gardens and the Maisonneuve Market. For Jean Lachapelle, promoter of Lofts Gen X, this is the ideal location for his project. Intended for Generation X, this project represents 31 units ranging in size from 700 to 1150 sq. ft. The four-story building has a simple rectangular shape with a particular brick cladding that gives it its authentic look. Deemed unsalvageable, the old shoe factory gave way to this loft project largely inspired by the past. Yves Émond, a young architect from Forme Studio, reassures us, "It's not just about getting into a less expensive living space, but also visually interesting by design." Indeed, each unit is a perfect combination of warm and cool, noble and raw materials that work together to give each loft a stunning authenticity. Each tenant will be able to enjoy a beautiful 143 PC terrace with access to the main living area, a "must" for sun lovers. The most striking feature of these lofts is without a doubt the sculptural block that divides the space. Covered in exotic wood, it surrounds the bath and divides the different living areas. The goal of this little architectural jewel? To maximize the space, a successful challenge! Yves Émond maintains that, with the help of his team, they completely redefined the traditional wall. Huge window panels 8 feet high by 10 feet wide, squared off by mullions, recall the fenestration of industrial lofts, an aesthetic plus that is almost indispensable. Simple and chic. That's what Marie-Ève Graniero will say about it in Le Devoir. A magnificent outdoor area with trees and plantings covers the underground parking lot, it is definitely the most charming project in the area. For more information about this building contact us!

Built in the heart of a former bolt factory, this project is distinguished by its original materials. Contrary to other projects, the promoters have made a real effort to preserve as much of the original building as possible. Built in 1897, this former manufacturing plant has been divided into 37 units, many of which are up to 2000 sq. ft. in size, a true luxury in Montreal. Ceilings up to 20 feet high and windows just as impressive. These lofts are more than ever reminiscent of the great New York lofts? The industrial inspiration is strong and is softened by the large light wood beams and the warm colored brick walls. Beautiful hardwood floors add to the ethereal design of these lofts. Several architectural elements have also been preserved in the lobby and corridors of the building. In some units, you will have the opportunity to enjoy splendid skylights that give an exceptional cachet to the project. The kitchens and bathrooms with their flowing lines blend perfectly into this dreamy decor. Large private terraces for the lucky ones will delight guests in the summer, with once again, splendid views of the area. The units with a mezzanine even have steel staircases that blend in perfectly with the rest of the property. These lofts have everything to please active people who are looking for difference and luxury. The building comprising the second phase of the Biscuiterie Viau dates back to 1952, and is now composed of 70 superb lofts, and is of Art Deco inspiration. Pierre Desnoyers, representative of the Biscuit Factory Lofts at Acanthus Real Estate Corporation explains, "It offers all the advantages of the industrial constructions of the time, notably an oversized concrete structure with spaced columns allowing for large open spaces and large windows. The lofts have 1,200 square feet of space, luxurious kitchen and bathroom finishes, and for many third-floor units a mezzanine with a private rooftop terrace. Nevertheless, the developer maintains that buyers of the other units will not be left behind as they will have access to a furnished common roof terrace with a surprising view of Downtown, Mount Royal and the Olympic Stadium. It is nicknamed the "new Plateau", and yes, it is indeed the Hochelaga-Maisonneuve sector we are talking about. More and more people want to escape the sky-high prices of the Plateau Mont-Royal and come to find a small oasis of calm in the heart of this emerging sector. In recent years, we have often heard that this neighborhood, one of the poorest in the city, was in the midst of a revitalization process. Today, we can say that HoMa is no longer the same! The trendy residents of Lofts Saint-Raphaël could call their neighborhood HoMa, a nickname directly inspired by New York abbreviations like SoHo or TriBeCa. Nevertheless, these lofts are different from the other projects that surround them. Stéphane Robert, architect and developer of the project, explains. "These lofts are typical soft lofts units, meaning that, unlike industrial-type lofts, they don't have concrete ceilings and exposed pipes. Instead, the focus is on modern design, where the dark stained solid maple cabinets contrast with the stainless steel sinks while matching the hardwood floors. The zen-like atmosphere is also enhanced by the gas fireplaces, 9-foot ceilings and extensive fenestration." In some units, complete with a mezzanine, ceilings can be as high as 17 feet and industrially cut windows can take up an entire wall. Partitions and doors are almost non-existent and each owner, in addition to his or her own balcony, or private terrace for some, will be able to enjoy the common area on the roof with its 360° view of downtown. With sizes up to 1000 sq ft, the Saint-Raphael Lofts remain chic and affordable. These lofts are in fact reminiscent of some of the luxury complexes in the Old Port, but given their location they remain in a very reasonable price range. Stéphane Robert believes in this project and he is right, "People who buy are people who believe in this neighborhood, in its revitalization. That's why we designed this project, because we believe in the neighborhood! For more information about this building, contact us!
