Any moving-in, moving-out, and tenant registration fee
charged by the condo administration shall be borne by the
lessee.
The lessee must abide by the co-ownership regulations; the
lessee is responsible for any fines or penalties for
violations caused by the lessee.

No smoking or vaping allowed (tobacco and/or cannabis).
No growing of cannabis.
No subleasing; no short-term rental; no Airbnb or similar
rentals.
No garbage and recycle items on the ground of the chute
room; do not dirty its carpet.
No items can be left in the common areas (e.g. corridor).
No items (e.g. BBQ grill, chairs, tables, tires, Christmas
decorations (except during winter holidays)) other than
garden furniture are allowed on the balcony.
No unauthorized use of interior parking spaces and storage
spaces.
No outside parking (around the building); all penalties
(cleaning fee, towing fee) are the lessee's responsibility.
No BBQ on the rooftop (common area).
No holes in the ceiling (e.g. drilling to install a light),
walls or doors allowed without the written consent of the
lessor.
Clogged drains, replacement of light bulbs and air filters
are at the expense of the lessee.
No painting or modifications allowed without the written
consent of the lessor.
The lessee must keep the apartment clean and in good
condition and return it at the same condition less normal
wear and tear. Any excessive wear or damage shall be
repaired or replaced at the lessee's expense.
Broken or damaged appliances (including fridge, stove,
dishwasher, washer, dryer provided by the lessor) beyond
normal wear and tear will be the lessee's responsibility to
repair or replace.
